- Pre-existing pollution incident exclusion applied to on-site clean-up costs.
- Specified disclosed pollution incident exclusion for on-site clean-up costs — Insured Site 1 only; all known and disclosed on-site soil, surface water and groundwater pollution is excluded.
- Specified pollutants exclusion (qualified) for PCBs, methane and carbon dioxide gas not adequately addressed to date.
- Voluntary site investigation exclusion (qualified) — KJ Price Ltd owned portion of the lands only.
- Fly-tipping exclusion.
- Engineering and institutional controls exclusion.
